Qualifiying

Before You Begin:

PLEASE READ THE INSTRUCTIONS BELOW AND AT THE TOP OF EACH PAGE OF THE APPLICATION

Every occupant over age 18 must complete their own individual application.

$49 Application fee is required to complete & submit your application.

Application Fees are NON-REFUNDABLE. We may screen multiple applications at once, but approval decisions are made in the order applications were received.

ATTACHMENTS to add your application (pdf scans or photos):

  • Photo ID
  • Proof of ALL listed income
  • Photos of any animals and reference materials (training certificates, landlord references, etc.)

RESIDENCE HISTORY: 3 YEARS (at least)

Name, phone & email address of the landlord

If you owned the property, list yourself as the landlord

INCOME:

Combined gross monthly income of all applications must be at LEAST 3 times the full monthly rent.

***If applicants rent responsibility is less than the full rent, it is subject to further review

  • Do NOT add your co-applicants income to your application
  • Additional income section: (2nd job, Social Security, child support, spousal support, investment income, retirement accounts, housing vouchers)
  • **Food Stamps is NOT a source of income

Applicants may be denied for any of the following:

  • Occupancy limits: No more than 2 persons per bedroom and/or 3 adults per full bathroom
  • Total income is less than 3 times the monthly rent
  • Credit score below 625 and/or more than 2 accounts sent to collections within the last 12 months
  • Open bankruptcies or bankruptcies within the last 3 years
  • Evictions/Unlawful Detainers filed and/or executed within the last 2 years
  • Amounts owed to a prior landlord or rental agency without a current repayment agreement
  • Negative rental reference regarding payment history and/or lease compliance
  • Conviction of a crime against people or property within the last 5 years
  • Misrepresenting any information on the rental application
