Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.
Rent is due on the first of the month, late after the 6th. A 10% late fee applies.

Happiness Guarantee
If, within three (3) months of signing this Agreement, Owner is not satisfied with the service provided, Owner may cancel the Agreement without penalty, and Broker will refund any monthly management fees paid to Broker.
Response Time Guarantee
Broker promises to respond to all communication within twenty-four (24) hours during business hours unless such delay is a result of factors and events beyond Broker's control.
30 Day Rental Guarantee
If Broker cannot secure a qualified tenant within thirty (30) days of marketing the Property, Broker will waive the first month's management fee. In order for this refund to be paid, Owner must agree to advertise the Property at Broker's suggested rental price and make price reductions in accordance with Broker's recommendations based on market activity. This Rental Guarantee is not applicable if Owner suggests higher than market rent, in which case Owner must execute Price Reduction Addendum.
Tenant Placement Guarantee
Should a tenant that Broker screened and placed under an executed lease agreement break their lease within the first six (6) months of their lease, Broker will waive the Leasing Fee charged to Owner to find another tenant. The monthly management fee is charged but not paid until rent is collected.
Animal Protection Guarantee
Broker charges a monthly Animal Administrative Fee to the tenant per each approved animal and offers a guarantee that any damages caused to the home, beyond normal wear and tear, resulting from the approved animal(s) that is not covered by the security deposit, will be reimbursed by Broker to make repairs on behalf of Owner at the termination of tenancy. This excludes Service Animals and Emotional Support Animals per Fair Housing Guidelines. This Animal Fee Guarantee is applied to the first one thousand dollars ($1,000.00) of animal damages not covered by the security deposit. Any collection efforts to collect damages under this provision become the sole responsibility and ownership of Broker.
Eviction Protection Guarantee
Broker is authorized to and will conduct Unlawful Detainer Action/Evictions on behalf of Owner for all tenants placed by Broker. PROVIDED, HOWEVER, Owner agrees that Broker shall not be responsible to undertake such actions in the event such tenant(s) shall demand and receive a jury or bench trial. Broker will cover up to one thousand dollars ($1000.00) of the attorney, legal and administrative fees, and/or costs associated with the eviction on behalf of Owner. In the event Broker undertakes such actions on behalf of Owner, any recovery by Owner of attorney fees, unpaid rent, damages, or other charges or expenses pursuant to any legal action or settlement thereof shall be paid to Owner, PROVIDED. HOWEVER, Owner agrees that the amount of fees/costs recovered pursuant to any legal action or settlement thereof shall first be credited toward the amount of fees/costs paid by Broker to conduct an eviction up to the one thousand dollar ($1000.00) limit.
