When listing your property for rent, a quality marketing package that accurately reflects the property is paramount to finding a good tenant. Your marketing photos are most often the first point of contact with interested renters and can make a big impression or be the deciding factor on whether someone moves forward with pursuing/submitting an application for the home. Quality marketing also helps set a realistic standard and expectation of the home and can help you build trust with your potential renter.
Here are some tips we recommend when taking photos of your rental property:
- If possible, take photos of the property when fully vacant and move-in ready
- No personal property or staging. An empty house tends to look bigger, is a blank slate, and is easier for your future renter to envision themselves in.
- All repairs and projects completed, freshly cleaned, and carpets shampooed (if applicable)
- If a fully vacant house is not an option, we do suggest as minimal items as possible and to make sure the home is clean and tidy.
- Take photos
- Using a good camera
- With wide angles/from the corners of rooms
- In the daylight (closest to noon/when the sun is highest in the sky is best)
- With all lights turned on throughout the house. Well-lit pictures encompassing the whole room present better and help show important details of the hom.e
- Create curb appeal for exterior photos – ensure vegetation is trimmed and tidy, rock beds are weed-free, and the lawn is freshly mowed.
